On November 1, 2026, Redfin's waterfront search for Victoria showed six homes for sale, priced from $479,900 to $2,446,000. The low end was a two-bedroom condo looking over Steiger Lake. The top was an estate on nearly five acres on Lake Virginia. These are asking prices, so the final sale prices may land somewhere else.

How do lake home prices compare to the rest of Victoria?

Most Victoria lake homes ask well above the city's typical sale price. The median sale price in Victoria was $618,300 for the 12 months through September 2026, per Minneapolis Area REALTORS. Five of the six waterfront homes on Redfin on November 1 were listed above $850,000.

Which lakes are around Victoria, MN?

Victoria has more lakes than most people expect, including Lake Wassermann, Lake Bavaria, Lake Auburn and Lake Zumbra. The waterfront homes for sale on November 1 sat on Steiger Lake, Lake Virginia and Schutz Lake, and one came with a boat slip on Smithtown Bay of Lake Minnetonka. Lake Minnewashta sits just east, toward Chanhassen.

How are the lakes around Victoria different?

Each lake gives you a different kind of life on the water. Lake Minnetonka is the big one, at more than 14,000 acres, with restaurants and shops right off the lake. Lake Bavaria, Lake Wassermann, Lake Virginia and Schutz Lake are known as recreational lakes. Lake Auburn is known more for fishing, thanks to its depth.

What have lakeshore homes on Lake Wassermann and Lake Bavaria sold for?

The last lakeshore sale on Lake Wassermann closed in September 2026 for $1,250,000, and the highest in the past three years was $2,950,000 in July 2024. On Lake Bavaria, the last lakeshore sale closed in October 2026 for $1,300,000, and the highest was $2,675,000 in August 2026.

What have lakeshore homes on Lake Virginia and Schutz Lake sold for?

Lake Virginia's last lakeshore sale, in February 2026, was also its highest of the past three years at $2,700,000. Schutz Lake had no lakeshore home sales in that time. Homes on Waterford Lane with shared dock access to Schutz Lake sold for $1,538,000 to $1,595,000 in 2024 and 2025.

What have lakeshore homes on Lake Zumbra and Steiger Lake sold for?

Lake Zumbra had one lakeshore sale in the past three years, $1,400,000 in June 2025. On Steiger Lake, the lakeshore condos at 1776 Stieger Lake Lane last sold for $375,000 in June 2026, and the high was $450,000, reached twice this year. Another unit is under contract, listed at $494,500.

How much more is a home on the water worth?

In our experience, where a home sits within a neighborhood, such as lake frontage, a private wooded lot or the view, can swing the sale price $300,000 to $500,000, sometimes more. That's why we don't price a lake home off the neighborhood average. We compare it to recent sales with the same kind of water and lot.

Is a lake view worth as much as owning lakeshore?

A view, a boat slip and your own shoreline are three different things to a buyer, and the listings show it. The Steiger Lake condo offers lake views and a walk to the water for a kayak. The Smithtown Bay townhome comes with a boat slip. The Schutz Lake lot has 125 feet of its own west-facing shore.

What do lake buyers look at first?

Lake buyers usually look at the water before the house. They want to know how many feet of shore come with it, which way it faces, whether the lake is good for boating, and whether there's a public access. The Schutz Lake listing leads with exactly those points, even though the seller is treating the house as a teardown.
