Can I sell my house and buy another one at the same time?
Yes, and it's how many move-up and downsizing sellers in Victoria handle it. The usual plan is to close on both homes the same day, or a few days apart, so you only move once. Mitch & Meghan, part of the Scrimgeour Group with eXp Realty, set up both sides so the dates line up from the start.
Should I sell my house first or buy first?
Sell first if you need the money from your current home for the down payment and can't carry two mortgages. Buy first if you've found the right house and can cover it without the sale. Many Victoria families land in the middle: they list, accept an offer, then shop with a closing date already set.
What is a home sale contingency?
A home sale contingency makes your offer on the new house depend on selling your current one. It protects you from owning two homes, but the seller you're buying from may pass on it. NerdWallet's Kate Wood says it can make it harder to compete with cash buyers. It works best when your home is already under contract.
Can a bridge loan or HELOC help me buy first?
Yes. Both let you borrow against the equity in your current home so you can buy the next one before yours sells. A bridge loan is short term, often around 12 months, and you pay it off when your home sells. A HELOC has to be set up before you list your home, so call your lender early.
How long will my Victoria home take to sell?
Victoria homes that sold in August 2026 took a median of 34 days, up from 22 days a year earlier, and sold for 99.9% of list price, according to Redfin. Our listings since January 2025 sold in a median of 11.5 days. Pricing it right the first week is what keeps your two closings on schedule.
Is my Victoria home worth less than last year?
Probably not by as much as the headline number says. Redfin shows Victoria's median sale price at $621,650 in August 2026, down 9.8% from a year earlier. Much of that drop is Huntersbrooke: Robert Thomas and Stonegate sold a lot of new homes there around $1 million last year, and fewer of those are closing now.
What if my house sells before I find the next one?
You can ask your buyer for a later closing date or a rent-back, where you stay in the home for a set time after closing. A short-term rental near Victoria is the backup plan. Write the plan into the purchase agreement up front so nobody is scrambling during the last week before closing.
How much cash do I need to sell and buy at the same time?
Your sale covers most of it once the mortgage payoff, commission and closing costs come out. Seller closing costs in our area run about half a percent of the sale price, on top of the negotiated real estate commission. Mitch puts both homes on one net sheet, your sale and your purchase, so you see your cash before you sign.
When is my first mortgage payment on the new house?
Later than most buyers expect. If you go under contract in early November and close in January, your first payment on the new loan usually isn't due until early March. That gap gives move-up sellers in Victoria time to cover moving costs and settle into the new house before the first payment comes due.
