Mitch & Meghan, part of the Scrimgeour Group with eXp Realty, get these questions from families moving to Chanhassen and from Chanhassen sellers who want to know what buyers care about. Here are the answers, with the latest numbers.
Is Chanhassen, MN a good place to live?
Chanhassen is a good fit for many families who want parks, established neighborhoods and a shorter drive toward Eden Prairie and Minneapolis than Victoria offers. Neighborhoods like Lake Susan Hills and Chanhassen Hills have mature trees and settled streets. The right fit for you comes down to price, school district and which side of town you like.
How expensive are homes in Chanhassen right now?
The median Chanhassen sale price was $600,000 for the 12 months through September 2026, up 17.4% from $511,000 a year earlier, per Minneapolis Area REALTORS. Victoria's median over the same months was $618,300, down 2.1%. Chanhassen homes sold in 42 days on average and brought 98.8% of original list price.
Why do Chanhassen homes in the same neighborhood sell for such different prices?
Where a home sits within a neighborhood moves the price more than most people expect. In our experience, lake frontage, a private wooded lot, views or a busy road can swing the sale price $300,000 to $500,000, sometimes more. That's why we price a Chanhassen home against the closest matches, not the city median.
Is Chanhassen safe?
Fair housing rules keep real estate agents from rating how safe a town or neighborhood is, so we send buyers to the source. Chanhassen contracts with the Carver County Sheriff's Office for police service, with patrol deputies, an investigator and a school resource deputy assigned to the city. Call the Sheriff's Office with questions about a specific street.
What school district is Chanhassen in?
Chanhassen is split between two districts: Eastern Carver County Schools (District 112) and Minnetonka Public Schools (District 276). Minnetonka's Minnewashta Elementary serves parts of Chanhassen along with Shorewood, Tonka Bay and Victoria. Check any home by street address with the district before you buy, and make sure the right district is on your listing when you sell.
What is there to do in Chanhassen?
Parks are the big draw, starting with Lake Ann Park. The city park covers 102 acres on a quiet lake with no motorboats and undeveloped shores. It has a swimming beach, a fishing pier, canoe and kayak racks, trails, two playgrounds and six lighted ball fields. The beach has no lifeguards, so families plan around that.
What does this mean if I'm selling my Chanhassen home?
Well-priced Chanhassen homes are selling quickly. In September 2026 the city had 2.3 months of supply, down from 3.0 a year earlier, and homes sold that month averaged 23 days on market. Our five Chanhassen listings sold in a median of 15 days. See how we'd sell yours on our Chanhassen selling your home page.
