How are Victoria, Chanhassen and Waconia different?

Each town gives buyers something different, even though all three are neighbors in Carver County. Chanhassen sits closest to the Cities, with established neighborhoods like Lake Susan Hills and Chanhassen Hills. Victoria is the lake town in the middle, with Lakebridge, Watermark and Laketown. Waconia sits farther west and has the lowest median price of the three.

Which town costs more: Victoria, Chanhassen or Waconia?

Chanhassen has the highest median sale price of the three right now. Redfin puts Chanhassen at $669,681 for September 2026, up 16.5% from a year earlier. Victoria was $621,650 for August 2026, down 9.8%. Waconia was $479,648 for September 2026, down 5.4%. Monthly medians jump around, so treat them as a range, not a price tag.

Why did Victoria's median price drop this year?

Mostly because fewer brand-new homes are closing. Huntersbrooke in Victoria is finished. Robert Thomas and Stonegate built a lot of new homes there that sold around $1 million, which pushed Victoria's median up last year. With fewer of those closing now, the Victoria median is lower even when prices on existing homes hold steady.

How fast are homes selling in Victoria and Chanhassen?

Chanhassen homes are selling a little faster. Redfin shows a median of 21 days on market in Chanhassen and 34 days in Victoria for August 2026. Listings by Mitch & Meghan, part of the Scrimgeour Group with eXp Realty, sold in a median of 11.5 days since January 2025, at 102.2% of original list price on average.

What school district is a Victoria or Chanhassen home in?

It depends on the street, so check the exact address. Eastern Carver County Schools (District 112) serves Chanhassen, Chaska, Carver and Victoria. Minnetonka Public Schools covers parts of Chanhassen and Victoria. Waconia Public Schools (District 110) serves Waconia and parts of Victoria too. Buyers ask this early, so have the answer ready before you list.

If I sell in Victoria, am I competing with Chanhassen and Waconia homes?

Often, yes. A family shopping at your price can tour homes in all three towns in one afternoon, and your house gets measured against what they saw that day. Mitch prices against those nearby sales, not just the ones in your neighborhood, and Meghan plans the prep and timing so your home stands out on that tour.

Should I move from Victoria to Chanhassen or closer to the Cities?
